Phased construction was designed to open the manufacturing department immediately for partial production. Temporary Certificate of Occupancy was needed for this phase.  With no soil capacity on the site, the building was designed with special TPT piles to accommodate a 30 feet high sub Zero storage freezer built over city main storm sewer.  Existing building was designed to manufacture 36,000 bagels per hour.  Design was also to accommodate the Employee facilities, Main offices, Research & Development department, Maintenance shop, and receiving & shipping department.  We worked with NYC Building department for all Approvals, in phases, to accommodate accelerated construction schedule.  Fast tract design and construction commenced in late April and bagel manufacturing plant, complete with -10° freezer, was fully operational in October.
